PorchLight Realty is a locally owned real estate brokerage, not a franchise. Agents earn an 85/15 split with an $8,000 annual cap and pay $150 per closed transaction. There are no monthly, desk, tech, franchise, royalty, E&O, onboarding, annual or cap fees. Our agents serve clients throughout the Coastal Bend and beyond.
What you keep
Keep more of every commission
Your split decides what you take home on every deal, not just once you cap. Here's a $9,000 commission, for example 3% of a $300,000 sale.

Once you reach the $8,000 cap, you keep 100% of every commission, less the $150 fee, for the rest of the year.
Other brokerages' monthly, transaction and franchise fees vary and are not included. Traditional brokerages commonly start agents between 50/50 and 70/30; cloud brokerages commonly offer 80/20 to 85/15.

Why I built PorchLight
Before I sold my first home, I spent years on the building side of housing: clearing land, running utilities, setting foundations, working with the suppliers who stock home builders. I've been self-employed for 25 years. I sold homes, led a small team at a national brokerage, and became a broker associate.
I wanted to build something of my own for my community: a way to give back and create a win-win. A local broker, agent-friendly costs, and agents treated like the business owners they are.

What commission split does PorchLight Realty offer?
An 85/15 split with an $8,000 annual cap. After you cap, you keep 100% of your commission for the rest of the year. The only fee is $150 per closed transaction, before and after you cap.
What fees does PorchLight charge?
$150 per closed transaction. There are no monthly, desk, tech, franchise, royalty, E&O, onboarding, annual or cap fees.
Does PorchLight hire new real estate agents?
Yes. New agents have an experienced mentor working with them from start to finish, with additional training as needed. We never stop learning at PorchLight Realty.
Can PorchLight help me get my Texas real estate license?
Yes. We guide pre-licensing students through each step: 180 hours of TREC-approved qualifying courses, the national and state sections of the license exam, and broker sponsorship, which every new Texas sales agent needs before the license goes active.
Can I earn as a mentor?
Mentor roles are offered by the broker to experienced agents. Mentors are paid from the transactions they help newer agents close.
How do I lower my cap?
Refer an agent who joins PorchLight and closes a transaction, and your annual cap goes down. Ask us how much.
Does PorchLight give agents leads?
Agents receive leads from brokerage phone duty, and we provide a CRM to help you build your own pipeline.
Can I keep my personal brand?
Yes. You can promote yourself and your brand your way, within the advertising guidelines set by TREC. We go over them with you when you join, so you can market with confidence.
What training does PorchLight provide?
Scheduled training, plus additional training when you need it. The broker supports you from contract to close, and every file gets compliance review.
Which areas do PorchLight agents cover?
PorchLight agents work throughout the Coastal Bend, including Corpus Christi, Portland, Ingleside, Aransas Pass, Rockport, Gregory, Sinton, George West, Beeville, Mathis, Orange Grove, Kingsville, Bishop, Robstown and Port Aransas.
