Where would you like to live?
Not sure what you’re looking for yet?
Maybe you're looking for a waterfront home on North Padre Island with a boat lift out back, a newer building on Corpus Christi’s Southside near shopping and schools, a beach-town condo in Port Aransas, or room to breathe on acreage outside Kingsville. The Coastal Bend offers all of it, often within a 30-minute drive of each other. We’re here to help you sort through the options and make one of the biggest decisions of your life with confidence. Below are our tips on what to weigh when choosing where to live along the coast.
Your preferred lifestyle
When choosing where to live, look past the house itself to everything around it. First-time buyers often focus only on the home and overlook the surroundings: commute, flood zone, insurance costs, and neighborhood character. Along the Coastal Bend, those factors can matter as much as the house, and your lifestyle may point you toward something other than a typical single-family home.
For example, if you want rental income to help cover your mortgage, consider a duplex or small multi-family property. If you live in one unit yourself, you can often finance it as an owner-occupied home, including with FHA or VA loans on properties of up to four units, and rent out the others. Buyers drawn to Port Aransas or North Padre Island sometimes take a similar approach with vacation rentals, but short-term rental rules vary by city and HOA, so check them before you buy.
Condos, townhomes, new construction, and manufactured homes may also be a better fit than a resale single-family house. On the coast, factor in windstorm insurance, flood insurance, and HOA dues, which can vary widely from one property to the next and significantly affect your monthly cost. A local agent can walk you through what’s available across Corpus Christi and the surrounding communities and help you narrow it down to the options that fit how you want to live.
Your priorities
Start by deciding what you want close to home. If you fish or boat, look at neighborhoods near marinas and boat ramps on Padre Island, Flour Bluff, or Rockport. If schools are the priority, compare districts like Flour Bluff ISD, London ISD, and Gregory-Portland ISD. If you work at NAS Corpus Christi, a refinery, or a hospital, map your daily commute, including bridge and causeway traffic. Want restaurants and nightlife nearby? Downtown, Ocean Drive, and the Southside put more of that within reach than the island or outlying towns. Knowing your priorities quickly narrows your search in the Coastal Bend. If you started your search a while ago and haven’t checked listings recently, ask your agent to set up a personalized feed from the local MLS, then go over current conditions together. Ask how long homes sit on the market in your target area, and whether homes sell above, at, or below asking price. In the Coastal Bend, those numbers can vary widely by neighborhood, from island waterfront to Southside new construction to Kingsville. Knowing them lets you make a confident, well-informed offer when the right home comes along.
Your plans
Where do you see yourself in five years? It sounds like a job interview question, but it’s one of the most useful things to ask when buying a home. Are you planning to start a family, change jobs, retire, or work remotely? If you’re in the military, will you PCS again in two or three years? If so, choose a home that will be easy to rent out or resell. Your answer shapes which part of the Coastal Bend makes sense for you.
Neighborhoods change, too. Parts of the Southside and Padre Island have grown quickly with new construction, and new roads, schools, and commercial development keep reshaping where people want to live. On the coast, flood maps and insurance costs can also shift over time, affecting both your monthly budget and your home's resale value. Look at what a neighborhood is like today, then ask your agent what’s planned nearby, how values have trended, and where the area is likely headed over the next five to ten years.
